Booking & Reservations

How to Book

Reservations for Naxos Skyline villas are made exclusively through our secure online booking engine at naxosskyline.reserve-online.net. All bookings are subject to availability at the time of confirmation.

Booking Confirmation

A reservation is considered confirmed once a booking confirmation code has been issued by the online booking engine upon successful completion of the reservation and payment process.

The lead guest making the booking must be at least 18 years of age and accepts these Terms on behalf of all members of the party.

Minimum Stay

Each villa carries a minimum stay requirement which varies by season:

Period Minimum Stay
Peak Season (Jul – Aug)4 nights
High Season (Jun, Sep)5 nights
Mid & Low Season3 nights
Events / Weddings (all three villas)4 nights including event day
Note: Minimum stay periods are indicative and may be adjusted at Naxos Skyline's discretion. The specific minimum for your dates will be confirmed at the time of booking.

Guests are responsible for ensuring that all booking details — including dates, number of guests, villa selection, and special requests — are accurate at the time of reservation. Naxos Skyline cannot be held responsible for errors resulting from incorrect information provided by the guest.

Payment Policy

Payment at Booking

All payments are processed securely through our online booking engine at naxosskyline.reserve-online.net. The payment schedule — including deposit requirements and balance due dates — is defined by the rate plan selected at the time of booking and is displayed in full before confirmation.

Note: The specific payment terms applicable to your reservation are those shown in the booking engine at the time of purchase. Please review them carefully before confirming.
Accepted Payment Methods
  • Credit or debit card via our secure online booking engine
  • Credit or debit card via secure payment link (for event and wedding deposits)

All prices are quoted and charged in Euro (€). Guests are responsible for any currency conversion charges imposed by their card issuer.

Prices & VAT

All published rates include applicable Greek VAT where required by law. Naxos Skyline reserves the right to correct pricing errors at any time prior to confirmation. In the event of a material pricing error, guests will be offered the option to proceed at the corrected rate or receive a full refund of any amounts paid.

Additional Charges

The following services are charged separately and are not included in the villa rate unless explicitly stated in the booking confirmation:

  • Private chef, massage therapists, babysitting: arranged upon request at additional cost
  • External guest transportation for weddings and events
  • Any damage, breakage, or extraordinary cleaning required after departure (see Section 7)
✦
03

Cancellation & Refund Policy

Cancellation by the Guest

Cancellation terms depend on the rate plan selected at the time of booking. The applicable cancellation policy — including any deadlines and refund conditions — is displayed in full in our booking engine before you confirm your reservation.

To cancel a confirmed booking, guests must log in to the booking engine at naxosskyline.reserve-online.net and follow the cancellation procedure, or contact us at info@naxosskyline.com. Cancellations are effective from the date the request is received.

Important: Non-refundable rate plans carry no right to refund upon cancellation, regardless of the notice given. Please verify the cancellation policy for your selected rate plan before completing your booking.
Cancellation by Naxos Skyline

Naxos Skyline reserves the right to cancel a reservation in exceptional circumstances, including but not limited to: force majeure events (see Section 8), property damage rendering the villa uninhabitable, or material misrepresentation by the guest at the time of booking.

In the event of cancellation by Naxos Skyline for reasons other than guest fault, a full refund of all amounts paid will be issued within 14 days. Naxos Skyline will not be liable for any consequential losses, including but not limited to travel costs or third-party bookings.

Travel Insurance
We strongly recommend that all guests obtain comprehensive travel insurance covering trip cancellation, medical emergencies, and loss of belongings. Naxos Skyline is not responsible for losses that would otherwise be covered by insurance.

04

Modifications & Early Departure

Date Changes

Requests to modify confirmed booking dates are subject to availability and must be submitted in writing. Date changes made more than 90 days prior to arrival will be accommodated at no charge where availability allows. Changes requested within 90 days of arrival may be treated as a cancellation of the original booking followed by a new reservation, with refund terms determined by the rate plan originally booked (see Section 3).

Early Departure

No refund will be issued for nights not used in the event of early departure, regardless of the reason. The full booking value for the reserved period remains payable.

Reduction in Party Size

Reductions in the number of guests after confirmation do not entitle the guest to a reduction in the booking price, as the villa and its facilities are reserved exclusively for the confirmed party.

Arrival Procedure

Guests are required to provide their estimated arrival time at least 48 hours in advance to allow us to arrange a proper welcome. Our team will greet guests at the property, conduct a brief orientation of the villa and its facilities, and confirm all arrangements for the stay.

A valid passport or identity document is required for all guests upon check-in. Greek law requires the registration of all guests staying at licensed accommodation. This information is processed solely for legal compliance and is not used for any other purpose.

Key Handover & Departure

Upon departure, guests must return all keys and access items to the Naxos Skyline team. A brief check of the property will be conducted. Any issues identified will be communicated to the guest and charged against the security deposit where applicable (see Section 7).

06

Guest Conduct & House Rules

Occupancy

Each villa may be occupied only by the number of guests specified in the booking confirmation. Inviting additional overnight guests not included in the original reservation is not permitted without prior written agreement from Naxos Skyline and may result in immediate termination of the booking without refund.

Noise & Quiet Hours

Guests are expected to be respectful of neighbours and the surrounding environment at all times. Amplified music and loud gatherings are not permitted after midnight. Events and private celebrations are subject to the terms in Section 9.

Smoking

Smoking is strictly prohibited inside all villas. Designated outdoor areas may be used for smoking. Guests found smoking indoors will be charged a deep-cleaning fee of €100 and may be asked to vacate the property.

Pets

Pets are not permitted at Naxos Skyline under any circumstances. Guests arriving with pets will be required to make alternative arrangements, and an additional cleaning charge will apply.

Swimming Pools

Each villa features a private pool (approximately 4m × 8m, depth 1.2–1.6m). Pools are not heated and are for the exclusive use of the registered guests of that villa. Guests swim at their own risk. Naxos Skyline accepts no liability for accidents or injuries in or around the pool. Glass items are not permitted in pool areas.

Villa Facilities

All villa facilities, equipment, and furnishings must be treated with care and used for their intended purpose. Guests are responsible for the condition of the villa during their stay and should report any pre-existing damage to the Naxos Skyline team within 2 hours of check-in to avoid being held liable.

Right to Remove Guests

Naxos Skyline reserves the right to ask guests to vacate the property immediately, without refund, in the event of serious breach of these house rules, illegal activity on the premises, abusive or threatening behaviour toward staff, or damage to the property.

✦
07

Damage & Security Deposit

Security Deposit

A refundable security deposit of €200 per villa is required. This may be collected by credit card pre-authorisation at check-in. The deposit is held as security against damage, excessive cleaning, or any other charges arising from the stay.

The deposit will be released or returned in full within 7 days of departure, provided the villa is returned in satisfactory condition.

Damage Assessment

Any damage beyond fair wear and tear will be assessed by the Naxos Skyline team following departure. The guest will be notified in writing with a description of the damage and the cost of repair or replacement. Where the cost exceeds the security deposit, the guest remains liable for the full amount and Naxos Skyline reserves the right to pursue recovery through legal means.

Inventory

Each villa is fully equipped with kitchen appliances, cookware, linens, and amenities. Any missing or damaged items discovered during the departure check will be deducted from the security deposit at replacement cost.

✦
08

Liability & Force Majeure

Limitation of Liability

Naxos Skyline and its staff accept no responsibility for: loss, theft, or damage to guests' personal belongings; personal injury, illness, or accident occurring on or off the property during the stay; services or experiences provided by third parties recommended or arranged by Naxos Skyline (restaurants, excursions, transport providers, etc.).

Guests are advised to secure their own travel and personal property insurance. Valuables should not be left unattended in common areas.

Force Majeure

Naxos Skyline shall not be liable for any failure or delay in performing its obligations where such failure results from circumstances beyond its reasonable control, including but not limited to: acts of God, natural disasters, fire, extreme weather, civil unrest, strikes, government restrictions, pandemics, or other events that make it impossible or impracticable to provide the booked accommodation.

In such cases, Naxos Skyline will endeavour to offer an alternative date or a partial credit. A full cash refund in force majeure scenarios is not guaranteed but will be considered in good faith.

Third-Party Services

Where Naxos Skyline arranges or recommends third-party services (private chefs, massage therapists, car rental, guided tours, transfers), these are provided by independent operators. Naxos Skyline acts solely as an introducer and accepts no responsibility for the quality, safety, or conduct of such services.

✦
09

Events & Wedding Policy

Event Bookings — General

Naxos Skyline hosts private events — including weddings, celebrations, and gatherings — exclusively on its estate. All event bookings require the reservation of all three villas (Villa Infinity, Villa Horizon, and Villa Avra) for a minimum of four nights, with the event day included within that period.

Maximum Capacity

The maximum capacity for any event held at Naxos Skyline is 50 guests. This limit is set in accordance with the property's licence, safety considerations, and respect for neighbours. Exceeding this number without prior written agreement constitutes a material breach of the booking terms and may result in immediate termination of the event.

External Guests

Guests attending the event who are not staying at the villas are considered external guests. Naxos Skyline can assist with coordinating accommodation recommendations nearby and transportation to and from the estate on the event day. External guest logistics must be agreed in advance and confirmed no later than 30 days before the event date.

Noise & Event Curfew

All amplified music, entertainment, and celebrations must conclude by midnight. Naxos Skyline reserves the right to intervene and reduce the volume or end amplified sound if complaints are received or if Greek local ordinances are at risk of being violated.

Event Deposit & Final Confirmation

Event bookings require a non-refundable event deposit in addition to the villa deposit. Full event details — including final guest count, timeline, catering arrangements, and external vendor access times — must be submitted to Naxos Skyline no later than 30 days before the event date. Changes requested after this deadline are subject to availability and may incur additional charges.

Vendor Access

External vendors (caterers, photographers, florists, entertainers) must be approved in advance by Naxos Skyline. All vendors must arrive and depart within agreed time windows and must comply with the property's house rules. Naxos Skyline is not responsible for the conduct or performance of external vendors.

Liability for Events

The lead booker assumes full responsibility for the conduct of all event guests on the property throughout the event and the associated stay. Any damage, excessive cleaning, or disturbance caused by event guests will be charged to the lead booker. The security deposit for events is €400, held across the three-villa booking.
